The comprehensive inventory report will be accompanied with dated photos and full descriptions of the cleanliness and condition of the property and items fixed and movable, this will include gardens/outside space and outbuildings.
Meter readings will be recorded, smoke and carbon monoxide detectors will be tested and detailed.
I can collect management keys from the agent/landlord if required.
An in person meeting at the property with the new tenants iswhere I will run through the inventory report that has been conducted.
Meter readings will be recorded and agreed with the new tenants' along with a record of keys handed over.
Smoke and carbon monoxide alarms will be retested, and tenants advised of their monthly testing obligations.
I can collect management and tenancy keys from the agent/landlord if required.
Check out visits can be conducted by meeting the outgoing tenants to retrieve and record keys and take final meter readings.
Alternatively, the visit can be conducted after the tenant(s) have vacated and we collect keys from the landlord/agent.
The property will be checked fully against the original inventory.
Damages and or changes to the original inventory and cleanliness will be noted and recorded with photographic evidence.
With the report you will be able to update the landlord and or tenants and if needed the report can be used as evidence should you need to submit it for dispute to the DPS.
I will contact tenant(s) and arrange a suitable time to visit the property, depending on the tenants wishes, we can collect keys from agent/landlord and conduct in the tenant’s absence.
The interim property visit, is where we check the overall condition of the property, test the smoke and carbon monoxide alarms, and ensure that there are no issues occurring within the tenancy. Tenants are encouraged to report any maintenance issues.
